Commercial Tiling in Brisbane: What Builders and Developers Need to Know

Commercial tiling is a different beast to residential tiling. The scale is larger, the timelines are tighter, the standards are higher, and the consequences of getting it wrong are more significant. Whether you're a builder working on a new development in Springfield, a property developer completing a commercial fit-out in the Logan corridor, or a project manager overseeing a large-scale renovation, understanding what commercial tiling involves — and what to look for in a commercial tiling contractor — is essential.

How Commercial Tiling Differs from Residential

  • Scale: Commercial projects typically involve much larger areas — hundreds or thousands of square metres — requiring efficient project management and the ability to mobilise resources quickly.

  • Durability requirements: Commercial tiles must withstand far higher foot traffic than residential tiles. The wrong tile selection in a commercial environment will result in premature wear, cracking, and costly replacement.

  • Compliance requirements: Commercial buildings are subject to additional compliance requirements under the NCC, including specific slip resistance ratings, accessibility requirements under AS 1428, and fire rating requirements in some applications.

  • Programme management: Commercial tiling must be coordinated with other trades and completed within tight programme constraints. Delays in tiling can have significant downstream impacts on the overall project.

  • Documentation: Commercial projects typically require detailed documentation including method statements, material specifications, and compliance certificates.

Tile Selection for Commercial Applications

Tile selection for commercial applications must prioritise durability, safety, and maintainability above aesthetics — though there's no reason a commercial space can't look stunning as well. Key considerations include:

  • PEI rating: The Porcelain Enamel Institute (PEI) rating indicates a tile's resistance to surface abrasion. For commercial applications, a minimum PEI 4 rating is recommended; PEI 5 for very high-traffic areas.

  • Slip resistance: Commercial wet areas must meet minimum slip resistance ratings under AS 4586. For commercial bathrooms and kitchens, a P4 or P5 rating is typically required.

  • Chemical resistance: In commercial kitchens, healthcare facilities, and industrial environments, tiles must be resistant to the cleaning chemicals used in those environments.

  • Maintenance requirements: Commercial tiles should be easy to clean and maintain. Highly textured tiles that look great in a residential bathroom may be impractical in a commercial environment.

Waterproofing in Commercial Wet Areas

Commercial wet areas — bathrooms, kitchens, laundries, and amenities — must be waterproofed to the same standards as residential wet areas, and in many cases to higher standards given the increased usage. The NCC and AS 3740 apply equally to commercial buildings, and any commercial tiling contractor must be able to demonstrate compliance with these requirements.

What to Look for in a Commercial Tiling Contractor

  • QBCC licence: Always verify your tiling contractor holds a current Queensland Building and Construction Commission licence.

  • Commercial experience: Ask for examples of similar commercial projects they've completed. Residential experience alone is not sufficient for commercial work.

  • Insurance: Ensure the contractor carries adequate public liability and workers' compensation insurance.

  • Programme capability: Can they mobilise the resources needed to meet your programme? A contractor who's great on small residential jobs may not have the capacity for a large commercial project.

  • Documentation capability: Can they provide the method statements, material specifications, and compliance documentation your project requires?
