Under AS 3740 and the National Construction Code, all wet areas must be properly waterproofed before tiling. When this step is done poorly, water penetrates behind the tiles and causes mould, structural damage, and tile failure — often not visible until the damage is already severe.

How to avoid it: Always use a licensed, experienced tiler who follows AS 3740 requirements. Ask specifically about their waterproofing process and products. Never allow tiling to begin until the waterproofing membrane has fully cured.

Mistake #2: Poor Substrate Preparation

Tiles are only as good as the surface they're laid on. Installing tiles over a substrate that's uneven, contaminated, structurally compromised, or not properly primed is a recipe for failure. Tiles will crack, adhesive bonds will fail, and grout joints will open up — often within months of installation.

How to avoid it: Insist on thorough substrate preparation before any tiling begins. This may include repairing cracks, applying a screed to level uneven floors, removing old adhesive residue, and priming the surface. It takes time, but it's the foundation of a long-lasting tile job.

Mistake #3: Choosing the Wrong Tile for the Application

Not every tile is suitable for every application. Using a wall tile on a floor, installing a polished tile in a wet area without checking its slip resistance rating, or using a porous natural stone in a high-moisture environment without sealing it — these are all mistakes that lead to problems down the track.

How to avoid it: Always check the tile's specifications before purchasing. For bathroom floors, ensure the tile meets a minimum P3 slip resistance rating under AS 4586. For outdoor areas, check the tile is rated for external use. For natural stone, understand the sealing and maintenance requirements before committing.

Mistake #4: Insufficient Adhesive Coverage

Under Australian Standards (AS 3958.1), tiles in wet areas must have a minimum of 95% adhesive coverage on the back of the tile. This means the adhesive must be applied correctly — using the right trowel, at the right consistency, and with back-buttering of the tile where required. Insufficient coverage creates voids behind tiles that trap moisture, weaken the bond, and eventually cause tiles to crack or delaminate.

How to avoid it: This is a workmanship issue that's hard to check once the tiles are laid. The best protection is choosing a tiler with a proven track record and a commitment to doing the job properly. Ask about their adhesive application process and whether they back-butter tiles.

Mistake #5: Grouting Movement Joints

Movement joints — the junctions between floor and wall tiles, around fixtures, and at internal corners — must be filled with flexible silicone, not grout. Buildings move. Temperatures change. Substrates expand and contract. Grout in these locations will crack within months, allowing water to penetrate and compromising the integrity of the entire installation.

How to avoid it: Ensure your tiler uses silicone at all movement joints. This is a requirement under AS 3958.1 and is a clear indicator of a quality installation. If you see grout in the corners of your shower or at the floor-wall junction, it's a red flag.

Mistake #6: Buying Tiles from Different Batches

Tiles are manufactured in batches, and colour and tone can vary slightly between batches — even for the same tile product. If you run out of tiles mid-project and need to order more from a different batch, you may end up with a visible colour variation that's impossible to fix without retiling the entire area.

How to avoid it: Always calculate your tile requirements carefully, add a 10–15% overage for cuts and waste, and purchase all tiles from the same batch number. Check the batch number on the box before purchasing and keep a few spare tiles for future repairs.

Mistake #7: Choosing a Tiler Based on Price Alone

A low-priced tiler who cuts corners on waterproofing, substrate preparation, or adhesive coverage will cost you far more in the long run than a quality tiler who does the job properly the first time.
